    You are reserving a Cottage or Cabin from the Adams County Conservation Board (ACCB) at Lake Icaria. All COUNTY PARK RULES and STATE LAWS are enforced. The rules and regulations may be found on mycountyparks.com, at the bottom of the Adams County home page in the “Related Items”. Contact the Park Office at the above location, by phone or email if you have questions concerning park rules, policies, or special requests. Park Staff have the authority to refuse rental privileges and rescind any rental permits for cause.

    ADAMS COUNTY CONSERVATION RESERVES THE RIGHT TO ENTER CABINS IN THE CASE OF EMERGENCY, MAINTENANCE, NON-COMPLIANT RENTAL ISSUES, OR SECURITY PROBLEMS.

    COTTAGE/CABIN RESERVATION CONTRACT:

    By your agreement with these terms and conditions, you represent that you are 18 years or older (21 years or older if alcohol will be at your facility), you will be present during your stay, and you are authorized to make the reservation on behalf of the camping party you have listed. You further agree to assume full responsibility for your group members' acts, negligence, or omissions while utilizing said facilities.

    Additionally, you agree that you have read and understand the CANCELLATION and REFUND POLICIES concerning this reservation and have also read and understand the FACILITY CONTRACT RULES information.

    Cancellation and Refunds:

    Should you decide to CANCEL your reservation, there are NO REFUNDS. However, if you contact the Adams County Conservation Office (641-322-4793) before 7 days of your reservation you are allowed to change the reservation dates (limited to twice). At this time, the only two situations that may allow for a refund are as follows: the National Weather Service has issued severe winter weather conditions and advised against travel or ACCB is unable to provide your cabin or cottage with similar amenities in operable condition for the date(s) of your event.

    Cottage and Cabin Contract Rules

    Check-in Time After 4:00 pm on the day of arrival
    Check-out Time Before 11:00 am on the day of departure
    NO early check-ins or late check-outs

    Getting into the facility
    Each facility has a keyless entry keypad on the door. To enter the cabin or cottage, enter the 4-digit code you created when you made the reservation. The keypad should beep and turn green when it is unlocked. It will stay unlocked for about 30 seconds before locking again.

    Pets
    Cabins and Cottages $50 per night
    1. The facilities are pet-friendly - persons with severe allergies should know that pets are allowed inside the cabins.
    2. The pet fee should be paid for when making your reservation by checking the appropriate box, there are NO REFUNDS.
    3. Failure to pay the pet fee in advance - the fee will be collected by park staff after you have arrived.
    • Pet Fee On-site $250 per night
    4. Pets must be on a leash not to exceed 6’ off-site
    5. Pets must be tethered or kenneled on-site
    6. Bag all waste and dispose of it in dumpsters provided
    7. Do not leave pets unattended
    8. Pets are not allowed on any furniture
    9. Damages caused by pets will have a fee of $100 or more collected

    Clean-up
    You must clean up the facility and grounds and return them to the condition you received them. A cleaning list is posted inside each facility. Plan to have your facility cleaned and people departed before checkout (11:00 am). Paper towels, trash bags, broom, mop, bucket, dishpan, and cleaning agents will be supplied in your facility to assist you in your cleanup duties.

    Personal Items
    We are not responsible for returning any belongings you have left in the cabin upon your departure.

    Visitors
    All visitors (other than registered overnight campers) must depart the park by 10:30 PM.

    Smoking
    Adams County is a smoke-free environment. Smoking is prohibited in all buildings.


    Speed Limit
    The speed limit in the campgrounds is 10 MPH.

    Parking
    Parking is confined to the designated parking areas—no parking or driving off roadways.

    Directional Signs and Decorations
    Temporary, free-standing directional signs are allowed – not to be attached to park structures, trees, furniture, signposts, or other facilities. Decorations are allowed as long as they are free-standing or not affixed in any manner that would damage a facility (NO tape, tacks, nails, staples, etc.). Special care should be taken with balloons so that they do not escape and possibly injure wildlife. ALL signs and decorations must be removed upon check-out.

    Refuse
    All refuse must be bagged and taken to the dumpsters provided in the area. Please do not use the fire ring as a trash receptacle. DO NOT BURN TRASH.

    Keg Beer
    No kegs are allowed in the park.

    Tents and Campers
    Sleeping tents and/or campers must have their own campsite located in the campground only. NO sleeping tents are allowed in the cabin or cottage areas. Screen tents for picnic tables, etc. are allowed at no charge.

    Legal Action
    Failure to clean up the facility or surrounding area as outlined and failure to comply with park rules or state laws will result in verbal warnings and possible removal from park grounds by Park Staff. Furthermore, Adams County Conservation Board may take any legal action necessary to recover damages to county property.


    Cancellation Policy

    Notify the Park Office of all cancellations. If you need to cancel a reservation, you will lose 100% of all reservation fees paid. If you contact the Park Office 7 days before your reservation, you are allowed to change reservation dates (limited to twice) to a later date that works best

    Refund Policy

    All reservations with the Adams County Conservation Board facilities are final. Reservations are non-refundable unless the following situations occur:
    1. The National Weather Service has issued severe winter weather conditions and advised against travel.
    2. We are unable to provide your facility (or like facility) in operable condition for the date of your event.

    The serene, family-style lakeside cottages at Lake Icaria provide ample space to accommodate all your family's needs. Each cottage features a fully stocked kitchen, satellite television, and includes all necessary linens for bedrooms and bathrooms. Additionally, the cottages are handicap accessible. Guests can enjoy breathtaking Iowa sunsets from the covered deck while preparing meals on the large stand-up grill, or gather around the fire pit to toast marshmallows. Private docks are available for each cottage.

    Reservations for the cottages can be made online, with a minimum stay of two nights and the option to book up to two years in advance. Cottages are available year-round. To secure a reservation, please book at least five days before your arrival. For last-minute bookings within the five-day window, you may contact the business office at (641) 322-4793. Please note that an additional processing fee of $4 per facility will be applied at checkout. A checkout list will be provided in the kitchen of each cottage.

    1735 Cottage Cove Rd - From Highway 148 go East on 183rd Street. Take 183rd Street for about 2 miles and turn North (left) on Kale Avenue (Kale Ave is the second paved road on 183rd Street). Travel about 1/2 mile to Cottage Cove Road, turn West (right). This drive is right before crossing the water. Cottages are located at the end of the drive, with Cottage #1 on the South side (left side).

    The cottage boasts a main floor spanning 1,080 square feet, featuring two bedrooms furnished with queen beds, a full bathroom equipped with a shower, and laundry facilities. The open floor plan encompasses a fully-equipped kitchen, complete with a stove, refrigerator, microwave, and dishwasher, adjacent to a dining area with a large table. The cozy living space includes an electric fireplace and satellite television.

    In addition, the second floor spanning 760 square feet, featuring a semi-open loft, a spacious bedroom containing two twin-over-full bunk beds, another full bathroom with a shower, a separate TV area, and a table with chairs suitable for card games and leisure activities. The loft offers ample open space for relaxation.

    For outdoor enjoyment, a covered ramped deck measuring 12 by 30 feet provides generous space to appreciate nature in any weather. Outside, amenities include picnic tables, a fire pit, a stand-up grill, and a dock.

    We supply cookware, tableware, cooking utensils, and eating utensils, along with a coffee pot, toaster, bathroom and bedroom linens, dish and laundry pods, and cleaning supplies for the cottage. Additionally, some paper towels, toilet paper, and trash bags are provided. For a detailed inventory list, please refer to the 'Cottage Inventory' section under 'Related Items.'

    Fees

    Reservations & General Policies
    Cottages can be reserved online up to two years in advance. Online reservations must be made at least five days before your arrival. To reserve a cottage within this 5-day window, please call the business office directly at 641-322-4793. A non-refundable $4 processing fee per facility will be applied at checkout.

    Cancellations & Changes:
    Per the ACCB Rules and Regulations, all reservation fees are strictly non-refundable. Cancellations submitted to the Park Office at least 7 days before arrival may reschedule their stay (maximum of two date adjustments allowed).

    Rates & Seasons:
    Winter Rates (January – March) | $200/night (Effective 2027)
    • 2-night minimum stay required (Fri & Sat must be booked together)
    • Discounted weekly rate: $750/week (call office to apply)
    Regular Rates (April, October – December) | $300/night
    • 2-night minimum stay required (Fri & Sat must be booked together)
    • Discounted weekly rate: $2000/week (call office to apply)
    Summer Rates (Memorial Day - Labor Day) | $2000/week
    • Weekly rentals only (Friday to Friday)

    Pet Policy & Fee
    • Pet Fee: Non-refundable $50/night fee due at booking. Select the pet option at checkout.
    • Unregistered Pets: $250/day fee for any unauthorized pets on-site.
    • Damages: Reservation holder assumes full liability for any damage. Minimum $100 charge for pet damage.
    • Pet Rules & Behavior: Pets must be tethered or kenneled at all times and never left loose or unattended. Clean up after your pet.

    • Burning of trash is toxic and discouraged...please do not burn trash, use the dumpsters provided.
