Rental Contract Agreement

The person responsible for the rental must be at least 21 years of age.    

The Lodge basement is not a FEMA approved Storm Shelter but may be utilized as a place for park users to seek shelter in times of adverse weather.   

We request that you read the following so that you may familiarize yourself with the rules and regulations necessary to maintain and manage our rental facility.  

The UCCB shall not be liable for any failure of or delay in the performance of this Agreement for the period that such failure or delay is due to causes beyond its reasonable control.  

Refund Policy:  Reservations are 100% non-refundable.  If you need to cancel a reservation, you will forfeit 100% of all reservation fees paid.  All cancellations must be made by calling the Union County Conservation Board Office at 641-347-5100.

Deposit:  A $300 Damage/Cleaning Deposit Check is required to have an event in the Lodge.  The deposit check must be mailed to the Union County Conservation Board at 1577 Creamery Road, Afton, Iowa 50830 at least 14 days before your scheduled event.  The UCCB shall return or destroy the deposit on a prorated basis depending upon the condition in which the facility is left after the conclusion of the event.  If it is necessary for the UCCB to clean up the area or repair any damage the cleaning/damage deposit refund shall be reduced by an amount necessary to repair said damage. The damage deposits are not to be construed as a limit of liability for damages to the UCCB Lodge property or its contents. The UCCB may take any legal action necessary to recover additional damages.  

Directional Signage:  Small directional signs may be placed along roadways to guide people to your event, but in no way may be affixed to trees or park signs. Signs are to be removed immediately following the event.  Failure to do so may result in all or part of cleaning/damage deposit being forfeited.  No person shall place any waste, refuse, litter, or foreign substance in any area or receptacle except those provided for that purpose.

User Responsibility:  In as much as your name is recorded on the reservation form, you are responsible for the conduct of and/or damages caused by any member of your activity group. If the facility is not left in an orderly fashion, you may be charged extra cleaning services at a rate established by the UCCB. Any physical damage occurring during your rental period will be charged to you. 

Alcohol Consumption: It is unlawful to dispense or consume intoxicating liquor within or about any rental facility within the UCCB park system without prior approval of the UCCB or its designee. Beer, wine, and champagne are permitted. Beer may not be sold in any form or container in the park system without a state required liquor license and appropriate insurance. Consumption of keg beer shall be restricted to the lodge and the curtilage thereof.  The responsible person shall ensure that all persons consuming alcohol at the event are of legal age.  The UCCB reserves the right to require a uniformed peace officer to be employed by the reserving party for the duration of the event.

The agent shall assume all responsibility to assure that all activities and conduct of persons attending the event comply with state and local laws.  Conducting or continuation of the event shall be contingent upon the persons involved complying with all applicable state and local laws, including but not limited to Iowa Code Sections 123.46 and 123.47 and as long as the activity does not interfere with other uses of the area facilities.

Keys:  The agent shall be responsible for returning the access key to the UCCB office within 48 hours of the conclusion of the event.

Under the management responsibilities of the UCCB, any reservation may be cancelled at any time by the UCCB if circumstances dictate a need for cancellation.

The UCCB or its designee must grant prior approval of the facility if the facility is expected to be used for a fund-raising project. Unless prior approval is granted, all ticket sales must be advance sales. No public parties or group activities charging or collecting admission on the premises will be allowed. No mention of alcohol may be used to enhance sales.

Decorations:  Staples, nails, tape, pins, and other defacing devices may not be used on interior or exterior walls, doors, trim, etc. No fog, bubble, rice, bird seed, confetti, matchbooks as favors, or candles are allowed. Exception will be floating candles.  Dance powder, talc, or any other floor powder may not be applied to the floor. Smoking will not be allowed in the lodge.

Three Mile Lake Lodge Clean Up Checklist

• Wipe off all tables

• Stack all chairs and lean tables next to wall

• Sweep all floors

• Vacuum floors and stairs

• Mop floor for spills and dirt

• Wipe off all countertops

• Remove any tape or other materials from walls that were used for decorating

• Empty trash cans in restrooms and place new trash bag in receptacle

• Pick up any trash scattered outside of the lodge

• Empty all garbage cans and place bags outside in garbage receptacle

• Turn off all lights

The UCCB hopes you enjoyed using Three Mile Lake Lodge.  Leaving the lodge as clean as it was upon your arrival will be greatly appreciated and this will help ensure the total cleaning/damage deposit will be returned to you. 

Responsibility Agreement:

I have read and understand the Three Mile Lake Lodge Cleanup Checklist and agree to leave the building and grounds in the same condition as upon arrival.

I/We the undersigned, being twenty-one (21) years of age or older, and desiring to entertain ourselves and others at Three Mile Lake Lodge agree to leave the facilities in the same condition as found, agree to clean up what debris and litter may be deposited during our stay, within the period agreed to, agree to be responsible for any damages done to the property, agree to ensure compliance with Iowa Law respecting the possession of beer, wine, or champagne, agree to ensure compliance with Iowa Law respecting persons under legal age, agree not to interfere with other use of park facilities, and finally agree to abide by all State and local rules and regulations.

Cancellation Policy

Cancellation Policy:  Reservations are 100% non-refundable.  If you need to cancel a reservation, you will forfeit 100% of all reservation fees paid.  All cancellations must be made by calling the Union County Conservation Board Office at 641-347-5100.

Refund Policy

Refund Policy:  All reservations with the Union County Conservation Board facilities are final.  Reservations are non-refundable unless the following situations occur:

1.       The National Weather Service has issued severe winter weather conditions and advised against travel. 

2.      We are unable to provide your facility in operable condition for the date of your event.
