Rental Contract Agreement

By agreeing with these terms and conditions, you represent that you are 21 years old and that you are authorized to make the reservation on behalf of the group listed. You further agree to assume full responsibility for the acts, negligence or omissions of the members of your group while using cabins.

Check in: After 2 PM on the day of arrival
Check out: By 11 AM on day of departure

Damage Deposit
Cabin reservations require a $150 damage deposit check written to Wapello County Conservation Board two weeks prior to your reservation. If failed to do so, you may become ineligible to utilize this facility. Damage deposit check will be shredded after your event if there are no issues with damage, clean up, or late departure and other rules and regulations are followed. You will be notified within 72 hours if there are any issues. The damage deposit check can be dropped off or mailed into the Pioneer Ridge Nature Center at 1339 HWY 63 Bloomfield, IA 52537. 

General Information/Rules
• There is a 2 car limit at each cabin with designated areas. Do not park in loop or along roads.
• Non-registered guests must leave the cabin and Pioneer Ridge Nature Area before 10:30 pm.
• No SMOKING or PETS inside cabins (the smell of smoke, cigarette butts left at cabin or the presence of pet hair in the cabin will result in automatic loss of deposit).
• Pets must be leashed at all times.
• Pet waste must be cleaned up from the cabin yard daily.
• Horses must be kept at designated hitching posts or loafing shed NOT at cabins.
• Cabin furniture must be kept in cabin.
• No cooking or grilling of any kind is allowed on the cabin porch.
• No tents will be allowed on cabin sites.
• Fires will be restricted to the provided fire ring.
• Number of overnight persons should not exceed facility capacity.
• No rental party shall occupy any cabin for more than 14 days
• Cabin quiet hours are enforced from 10:30 pm to 6:00 am.
• The Wapello County Conservation Board reserves the right to enter the cabin for maintenance or security problems.
• All Wapello County Conservation Board rules and regulations will apply.

Rental stay limits pertain to all members within a rental party. No orders should be placed using different names in an effort to stack reservations. Rental parties that attempt to stack reservations will have their reservation canceled and $50 will be retained. 

Firewood
• Firewood is sold at $5 per 10" x 12" bundle. Firewood can be purchased at the Pioneer Ridge Nature center during open hours (Monday - Friday from 8AM- 4:30PM). Bringing your own firewood is strictly PROHIBITED due to possible insect and tree disease exposure.
• Stripping tree bark for starting fires is not allowed.
• There will be no tree cutting for dragging logs, branches, etc. from surrounding area to be burned.

Clean-up & Damages
• You are required to clean the facility and grounds and return them to the condition you received them.
• Plan to have your facility cleaned and people departed prior to your scheduled checkout time
• Repair of any damage not caused by normal wear and tear will be charged to the renter.
• Failure to pay the fee will result in further action to collect the debt.

Visitors
All visitors must depart the area by 10:30 PM.

Smoking
WCCB is a smoke-free environment. Smoking is prohibited in the cabins and on surrounding deck area.

Alcohol
Keg beer is prohibited in or around cabins unless prior approval is given by the Board after a keg permit is filled out.

Reservation Modifications (Including Date Change)
• Name of person on contract will be the only person who can make modifications to the rental reservation.
• All reservation modifications must be made by calling the WCCB office at 641-682-3091.
• In order to make any modifications to an existing reservation, the request must be made a minimum of 14 days prior to the date on which the facility is reserved.
• If the modification is a change in cabin and the cost of the cabin to which you are changing to rents at a higher fee, you will be asked to pay the difference in rental cost. If the cost of the cabin to which you changing to rents at a lesser fee, you forfeit the difference in rental cost.

Cancellation Policy
Cancellations cannot be done on the website and must be made by calling the WCCB office at 641-682-3091. No cash refunds will be given.

Refuse
All refuse must be bagged and taken to the dumpsters provided in the area. Do not burn trash.

Refund Policy
All reservations with the Wapello County Conservation Board facilities are final.

Reservations are non-refundable, unless the following situations occur:
1. The National Weather Service has issued severe winter weather conditions and advised against travel.
2. We are unable to provide your facility (or like facility) in operable condition for the date of your event.

If the prior criteria is met, refunds will be made in the form of a gift certificate to use within one year of cancellation date.
All requests for refunds must be made by calling the Wapello County Conservation Board Office at 641-682-3091.
